Most leaks come from one of three places: the pressure relief valve, the drain valve, or the tank itself. The first two are fixable. The third means it’s time for a new water heater.
Pressure relief valves can leak if there’s too much pressure in the system or if the valve itself has failed. That’s a straightforward repair. Drain valves sometimes develop leaks after years of sediment buildup or if they weren’t fully closed after maintenance. Also fixable.
Tank leaks are different. They happen when the inside of the tank corrodes through, usually because the anode rod—which protects the tank from rust—wore out and wasn’t replaced. Once the tank itself is leaking, there’s no repair option. The unit has to be replaced. In June Park, where the water has a high mineral content, sediment accelerates this process. That’s why flushing your tank annually and replacing the anode rod every few years can add years to the life of your water heater.
